Exterior Painting: What Drives the Price
Professional exterior painting in the Houston area typically runs about $1.50–$4 per square foot of floor area. Here's what moves you within that range:
1. How much of your house is actually painted. This is a big one in Houston. A lot of homes in Cypress, Katy, and Sugar Land are mostly brick, with siding only on the second story, gables, and trim. If we're only painting trim, soffits, fascia, and siding — not the brick — your cost drops a lot.
2. Number of stories.Two-story homes need taller ladders, more setup, and more time. On a 2,000 sq ft home that's the difference between about $3,500–$5,500 and $4,500–$7,500.
3. Siding type.
- Fiber cement (Hardie): usually the most straightforward
- Wood siding: more prep, more caulking, sometimes rot repair

Interior painting in Houston typically runs about $2.50–$4.50 per square foot of floor area, including standard prep, two coats, and cleanup.
1. What's included.Walls only? Walls and ceilings? Baseboards, door frames, and doors too? Each surface adds labor. Always check what's actually on your quote.
2. Ceiling height. Vaulted ceilings and two-story entryways need scaffolding or tall ladders — common in newer homes across Katy, Cypress, and The Woodlands.
3. Color changes. Going from a dark color to a light one (or the reverse) often takes an extra coat, plus primer.
4. Wall condition. Nail holes, cracks, water spots, and old patches need to be repaired and primed.
5. Furniture and occupied rooms. Moving furniture, protecting floors, and working around a family living in the home adds time.
