Quick Answer
Popcorn ceiling removal in Houston typically runs $1.50–$3.50 per sq ft to scrape, skim, and leave paint-ready, then $1–$2 per sq ft to prime and paint. A 1,500 sq ft single-story house is often $3,500–$7,500 for removal plus paint. Homes built before 1980 need an asbestos test before anyone scrapes. Call (346) 594-5960.
Popcorn is still on a lot of 1970s–1990s houses in Spring Branch, Memorial, Copperfield, and older Katy sections. Buyers hate it. Painters hate scraping it wet into a room that was not masked. Done right, it is a one-time job and the repaint is the easy half.
Test first on older houses
If the house was built before 1980, test the texture before it is disturbed. A positive asbestos result changes containment, disposal, and who is allowed to remove it. We do not scrape an untested pre-1980 ceiling.
Scrape vs skim
| Condition | Method | Why |
|---|---|---|
| Soft, single-layer popcorn on intact drywall | Wet scrape | Fastest, lowest cost |
| Painted popcorn | Scrape plus skim | Paint seals the texture; it will not release clean |
| Damaged or patched drywall under the texture | Skim coat | Scraping tears the face paper |
| Knockdown already painted over popcorn | Skim | You are leveling, not scraping |
A level-4 skim is what makes the ceiling look like new drywall under flat paint. Skip the skim and the scrape lines telegraph in afternoon light.
Process
- Floor, walls, and HVAC returns masked. Furniture out or bagged.
- Asbestos clearance if the age requires it.
- Wet scrape or encapsulate-and-skim, depending on the test patch.
- Screw pops reset, joints taped where the paper tore (see drywall repair).
- Skim, sand, PVA or drywall primer.
- Flat ceiling paint, two coats. Flat hides what eggshell would show. We do not put semi-gloss on a ceiling.
Interior wall paint, if the overspray line has to be cut back, is priced with the room — not buried in the ceiling number.

Frequently Asked Questions
How much does popcorn ceiling removal cost in Houston?
Most homes land at $1.50–$3.50 per sq ft to remove and leave paint-ready, plus $1–$2 per sq ft to paint. A typical single-story is $3,500–$7,500 done.
Does popcorn have asbestos in Houston?
It can, in houses built before 1980. Test before scraping. After the mid-1980s it is usually just texture.
Can you paint over popcorn?
You can. It yellows less and looks slightly tighter, but the texture stays. If the goal is a smooth ceiling, paint is the wrong product.
How long does a house take?
A single-story 1,500 sq ft ceiling is often 2–4 days including dry time for the skim, then paint.
