What does “per square foot” mean on a commercial bid?
Confirm the measurement before comparing proposals. One bidder may use floor area, another may use wall area, and another may provide a lump-sum price by elevation or phase.
For example, a 5,000-square-foot office does not have only 5,000 square feet of walls. Ceiling height, perimeter, offices, corridors, conference rooms, and partitions determine the actual paintable area.
What changes a commercial painting bid?
- Occupied or vacant space: occupied properties may require phased work, daily reset, protection of equipment and furnishings, tenant notices, and night or weekend shifts.
- Height and equipment: atriums, warehouses, stair towers, loading areas, and multistory exteriors may require lifts, scaffolding, or additional safety planning.
