Hiring a painting contractor in Sugar Land: insurance, reviews and warranty checklist

Before you hire a painter in Sugar Land, confirm a current certificate of insurance with the agent who issued it, read recent reviews for how the company handles problems, get the warranty in writing with its length and claim process, and make sure the estimate lists prep, products and coats. In First Colony, Riverstone, Telfair and most other communities, get HOA color approval before the job is scheduled.
1. Insurance
Texas does not license house painters, so ask for a certificate of insurance and confirm it. Check that the business name matches the estimate, the policy dates cover your job, general liability is listed, and ask about workers' compensation, which Texas does not require most private employers to carry.

2. Reviews
- Read the most recent reviews first; a company can change over a few years.
- Look for detail: specific rooms, prep, communication and cleanup tell you more than a star rating.
- Read the low ratings and the owner's replies. How a company responds to a problem is the best preview of how it will treat you.
- Check that reviews are for the same business, at the same address and phone number, as the estimate.
3. Warranty
A warranty is only as good as what is written down. Ask for:
- The length, in years, and when it starts.
- What it covers (for example peeling, blistering or adhesion failure caused by workmanship) and what it excludes.
- How to make a claim, and how quickly someone inspects it.
- The difference between the painter's workmanship warranty and the paint manufacturer's product warranty.

4. The estimate
- Rooms or elevations listed, not just "paint exterior".
- Prep steps written out: washing, scraping, caulking, priming, wood repair.
- Product line, sheen and number of coats for each surface.
- How hidden damage, such as rotted trim found during prep, will be priced and approved.
- Payment schedule: nothing large should be due before you approve a written estimate.

Many First Colony and New Territory homes were built in the 1980s and 1990s and have wood trim and sills that need repair before an exterior repaint.
