Moving guide
Should you paint before moving into a Houston home?
By Juan Serra, owner, Houston Superior Painting ·
If you can, yes. An empty house is the easiest it will ever be to paint: no furniture to move or protect, full access to every wall, and no living around the work. Paint after closing and before the movers arrive, start with anything messy (repairs, popcorn ceilings), finish paint before new carpet goes in, and leave cabinets the most time, because they need about 7–10 days of gentle use while the finish cures.
Why painting before move-in makes sense
- Faster. Crews spend less time moving and covering furniture, so more of the day goes to prep and paint.
- Cleaner results. Every wall, corner and closet is reachable, and nothing gets bumped while the paint is fresh.
- Less disruption. No living around drop cloths, closed rooms or paint smell. See staying home during interior painting if you have to.
- Easier decisions. You choose colors once, for the whole house, before the art and furniture go up.
What to paint first
- Anything messy — drywall repairs, water-stained ceilings and popcorn ceiling removal create dust and need drying time. Do them first, while the house is empty.
- Ceilings — ceilings are the hardest surface to paint around furniture, and the first to show in an empty room.
- Bedrooms and closets — once beds and dressers are in, these rooms are the least likely to get painted.
- Kitchen and cabinets — cabinets need the longest lead time: about 7–10 days of gentle use while the finish cures, so start them early.
- Main living areas and trim — the rooms you see every day, plus baseboards, doors and trim, which take the most wear during a move.
Timing it around closing
Most painting happens between closing and move-in. Before closing, the house belongs to the seller, so any work needs the seller's written permission. A few steps keep the schedule realistic:
- Get the estimate before closing. A walkthrough during the option period or at the final walkthrough is usually enough to quote.
- Book the start date once closing is confirmed, and tell us about any gap before your movers.
- A typical interior repaint takes days, not weeks; see how long interior painting takes.
- Have the utilities on: painters need power, water and air conditioning, especially in a Houston summer.
Paint, flooring and other trades: what goes first
- Repairs and drywall before paint.
- Paint before new carpet, so there are no drips on new carpet; the installer can then touch the baseboards up at the end if needed.
- Hardwood refinishing sands the edges and can mark baseboards, so it is often done before the final trim coat. Coordinate the two dates.
- New appliances and light fixtures after paint, so they don't have to be covered.
When can you move furniture in?
Wall paint is usually dry to the touch within hours, but it keeps hardening for weeks. Moving furniture in a day or two later is normally fine. Keep furniture a few inches off fresh walls, put felt pads on anything that sits against them, and don't tape pictures or lean mattresses on new paint for the first couple of weeks. Cabinets need the most patience: about 7–10 days of gentle use. See cabinet paint cure time.
New-construction and recently flipped homes
Builders and flippers often use a flat, lower-grade paint that marks easily and is hard to touch up without showing. If you plan to repaint eventually, an empty house is the time to do it, and the estimate should say whether the existing walls need a primer or only cleaning first. See primer or two coats of paint and paint finishes explained.
What it costs
As a planning range, a single room typically runs $300–$800 and a full interior about $2.50–$4.50 per square foot of floor area, depending on ceilings, trim, repairs and colors. An empty house can come in lower than the same scope with furniture in place. See cost to paint a room and the Houston painting cost guide. Your written estimate gives the final scope and price. Your written estimate identifies the complete scope, total price, required deposit and payment schedule before you approve the project.
Choosing colors before you live there
Light changes from room to room and through the day, and an empty room can look different from a furnished one. Test large samples on two walls before deciding. Frequently asked questions
Is it better to paint before or after moving in?
Before, when you can. An empty house is faster and easier to paint, every wall is reachable, and you don't have to live around the work.
Can I paint a house before closing?
Only with the seller's written permission, because the house is still theirs. Most buyers get the estimate before closing and schedule the painting for the days between closing and move-in.
Should I paint or install flooring first?
Paint before new carpet. Hardwood refinishing is often done before the final trim coat because sanding can mark the baseboards, so coordinate the dates.
How soon can I move furniture in after painting?
Usually a day or two later for walls, keeping furniture a few inches off the fresh paint. Cabinets need about 7–10 days of gentle use while the finish cures.
Is painting an empty house cheaper?
It can be, because less time goes to moving and protecting furniture. The price still depends on the rooms, ceilings, trim, repairs and colors in the written estimate.
Limitations of this guide
General planning guidance. Prices are planning ranges, not quotes, and cure times depend on the products, temperature and humidity. Your written estimate gives the scope, price and schedule.
